PRIVATE GOLF CART BOARDWALK, TWO POOLS, OVERFLOW PARKING Located on the back section of the luxurious beachfront neighborhood of Royal Sands, this newly constructed 3BR/3.5BA gem is super spacious and lives like a much larger home.  Boasting partial views of the Gulf and Bay, the open floor plan is professionally decorated, appointed with high-end furnishings, Bosch appliances, granite countertops, and vaulted ceilings.

Relish as you take in the gorgeous views and sea breezes, from the three outdoor decks, upstairs living area, and upstairs master suite's private balcony.   The ground floor second master suite offers an ensuite bathroom and separate living area with a wet bar and kitchenette.   

Resort-style amenities include two pools (one with a beautiful waterfall feature) to swim until 10pm and private boardwalk access (No ATV's Allowed) to the beach that is golf cart accessible.  We are located between mile markers thirty-eight and thirty-nine on the beach. The restaurants, shops, grocery store, etc. are not far away. We enjoy taking the golf cart down the beach to get to all of those things.

We welcome Winter Texans to come for an extended stay and enjoy all that this home and Port Aransas have to offer! You won't be disappointed.

LIVING AREAS
The main living area is upstairs and offers partial views of the Gulf and Bay and includes comfortable lounging areas with a leather reclining armchair, plush sectional and leather sofa. The main living area includes a 65” 4K TV with curved screen and Apple TV 4K device with direct access to the large upstairs outdoor deck overlooking a beautiful wetland sanctuary. A selection of DVDs can be found in the TV cabinet for family movie time. If you have to do a little work before you hit the beach, no problem! A full desk is located just off of the kitchen and boasts two large windows for plenty of natural light.

Great for entertaining larger groups and perfect for the kids, the second living area is located downstairs and is appointed with a new comfy leather sofa, bistro table for four,  50” HDTV with Apple TV 4K device, and an overflow futon with a twin bunk on top.  It’s located directly next to the downstairs kitchenette and wet bar for easy access.  You will also find a fun selection of board games to play.

KITCHEN & DINING
Detailed with gleaming granite countertops and a full package of Bosch appliances, the well-appointed kitchen offers plenty of space to prep meals. The deep basin stainless steel sink is surrounded by a wall of window views. The kitchen comes stocked with all your cooking utensils, pots/pans, and baking needs. You need only bring what you would like to cook! Full sets of dishes, silverware and drinking/wine glasses are also ready for you. Another special add-on is the recirculating, built-in cabinet, ice maker. A large island bar is a gathering place connecting the open living area with the kitchen. You will not miss the movie while cooking in this spacious open floor plan!

When it’s time to eat, gather at the six-person dining table, or perch at the kitchen island bar for four. You may also wish to enjoy your morning coffee on the private master suite patio bistro table and chairs.

The downstairs kitchenette will meet your needs with its stocked cabinets filled with dishes, silverware and drinking/wine glasses. The drip coffee maker will help you get your day started off while the kids enjoy watching cartoons and eating breakfast at the four-person bistro table with chairs. You will keep your drinks nice and cold in the mini-fridge located under the microwave in the kitchenette.

BEDROOMS & BATHS
Between the three large bedrooms, two sets of twin over full bunk beds and luxurious leather couches, this two-story spacious home accommodates up to 10 guests comfortably. 

High ceilings soar on the second-floor master suite level (BR1), which features a king bed, 50” Apple 4K TV with Apple TV 4K device, private balcony, and an ensuite double vanity bathroom with an oversized walk-in shower and private bathroom. You will also find the half bathroom located just off of the kitchen/living area, for quick use.

Downstairs, the second king master suite (BR2) offers an ensuite bathroom with an oversized walk-in shower. The guest bedroom (BR3) offers a queen size bed along with a set of twin-over-full bunk beds. Another double vanity bathroom with an oversized walk-in shower has a locking adjoining door to this room and high ceilings throughout the downstairs.

OUTDOOR AREAS
The large deck off the upstairs main living area overlooks an active wetlands sanctuary with partial views of the Gulf and Bay including an outdoor table and chairs as well as lounge chairs, perfect for bird watching and taking in the ocean breezes and seagull calls.

The ground-level deck is appointed with new Adirondack turquoise chairs, where you can sit back and relax under the restaurant lights or play a game of cornhole.  It includes a new BBQ grill that doubles as a standard charcoal grill or as a smoker, a convenient deck box with beach essentials for the kids, and a rack for hanging your beach towels and suits. 

Also, on the ground level, you’ll find a convenient outdoor shower with hot and cold settings and a couple of sandpile areas adjacent to the house for kids to play.

The upstairs master suite private patio offers the perfect place to enjoy your morning coffee and listen to the sound of the ocean.

EXTRA AMENITIES & DETAILS
As part of the community at Royal Sands, you’ll enjoy luxurious resort-style amenities, including two shared year-round pools (one is within four doors of your home) to swim until 10pm and a private golf cart accessible boardwalk (NO ATV's) leading to the beach. There are several overflow parking spots available very close to the home as well. Nikki's Escape gives you the privacy you desire on your vacation without a direct neighbor on either side of the home and a beautiful view of the wetlands sanctuary to look out over while sitting on either outdoor back patio. 

In-home amenities include complimentary Wi-Fi, Apple 4K TVs with Apple 4K devices, sign in capabilities for your Netflix/Amazon accounts, Blu-Ray DVD players with all TVs, a laundry room with a large capacity HE washer/dryer set and a folding station, travel size toiletries and linens, and parking for four cars in the driveway. The upstairs kitchen offers a Keurig and drip coffee maker with the downstairs kitchenette offering a drip maker.  Water-resistant vinyl plank flooring can be found throughout the entire home. The downstairs floor is wheelchair accessible. Ceiling fans are in every bedroom and you will stay cool or cozy with thermostats located in both the upstairs and downstairs hallways.

This was a perfect beach home for a fun and relaxing weekend. The home was organized, clean and had everything one needs to feel comfortable and at home. The beds were so comfy and all the rooms were set up for a great night sleep. The master shower was amazing. Perfect water pressure. HA! The sofas were big and deep for all guests to sit and enjoy movie night. My favorite part of this home is the back deck. You can relax and enjoy the sound of the ocean and the view of the cows in the field behind the house. The occasional coyote would run across the filed which was fun to watch too. Bonus is that you can rent a golf cart from Life in Paradise which is perfect for cruising the beach. Even on a few rainy days we all had so much fun in this house. Playing games, cooking, relaxing on both the front and back decks or downstairs patio kept us in vacation mode 24/7. The pool was nice too! I was so happy in this house I got the BEACH BLUES the day we had to leave. I wish it were my home. I have already booked my next two trips back. This was a 5 star VRBO! We LOVED Nikki's Escape!

Life in Paradise is a beautiful and oh so clean home. It was the perfect size. The main living area is so open and accommodates a large group to enjoy time together. Equipped with all that is needed for a great stay. We enjoyed seeing the cows and coyotes from the large patio. Easy and short walk to beach was so nice. Can't wait to stay here again and will definitely stay often.

Nikki's Place was perfect for our family's spring break getaway. Everything was as advertised; clean, well stocked, and in good working order. Communication was prompt, check-in was easy. Would definitely rent again and recommend to friends. Thank you for making it a great experience!

Beautiful Christmas at the beach. We have a large family and this place accommodated us perfectly. We loved the included golf cart and were able to take all to the beach, even the elderly with mobility issues. It was a great stay filled with wonderful memories.

This house was terrific. We had 3 couples, a toddler, and a dog and everyone had room to relax together or spread out. The living area is very spacious, and the upper deck was a great place to enjoy the evening breezes. It came with a golf cart, but it was also a very easy walk to the beach and even closer to the pool. We all agreed we'd go back to this house.

Whoever manages that house needs to add beach towels. It's a beach house and not supply that is ridiculous. Other than that house was great. Has everything else you need.

Our stay in Nikki's Escape was perfect! We loved sitting on the porch and looking out over the field and even a view of the ocean! The house was very well equipped with everything we needed for our stay. With 2 master bedrooms, the setup was perfect for 2 families. We loved this house and can't wait to return!

This gorgeous condo is contemporary, yet family comfy! Anything you may need at your fingertips! Beautiful view from the balcony and a great place to enjoy your breakfast. Easy walk to the beach over the well maintained boardwalk. Safe, adorable neighborhood to enjoy evening strolls as well. Nikki's ESCAPE was truly that; a PERFECTLY equipped, decorated, comfortable, get away! HIGHLY recommend, would love to return...... LOVED IT!

We loved our stay at Nikki's Escape. The location, within walking distance of the beach and close to town, was perfect for us. The home was beautifully decorated, impeccably clean, open and airy, and had everything we needed. We felt right at home. Life in Paradise was great to work with, Port Aransas is a lovely area, and we enjoyed meeting our neighboring visitors. We are already looking forward to returning next year!

We couldn’t have been more pleased with our stay at Nikki’s Escape. I would highly recommend this escape to paradise to anyone looking for a relaxing stay away from the hustle and bustle. Large or small groups it can accommodate. The beds were great and everyone was well rested each morning. We are looking forward to coming back soon to enjoy this beautiful place once again. Count this years last minute family vacation a complete success thanks in huge part to Nikki’s Escape! The house was beautiful! Clean, spacious, cool, with all the amenities of home. We stayed with another family of four and their was plenty of space for all of us and then some. The house is super close to the fun shops and restaurants but more importantly only a two minutes from the ocean on the golf carts! Nikki’s escape is amazing and we can’t wait to go back soon!

If had more stars I would click them ALL. This is the …Perfect escape from the real world with everything you need to make your get away perfect. Comfy beds, great showers, lots of room to cook, visit or watch late night movie. The upstairs decks were perfect for quiet time drinking coffee first thing in the morning with the cows grazing & listening to the ocean waves. Or saying good morning to your neighbors off the MB deck. We cooked out mostly so the back porch was perfect for grilling. You can rent a golf cart & literally go down street over the boardwalk to the “beach life” community. Nikki’s Escape is one amazing place & feels like home & we will be back soon!

What an amazing place to stay! The house is beautiful with every convenience you can imagine, including plenty of soft towels and kitchen supplies. I’ve stayed in many beach houses and have never seen one this clean, well-stocked and comfortable. The layout makes it perfect for multiple families or a large group and the location to the beach is just a quick trip on the golf cart. Highly recommend, don’t hesitate, make your reservation and find a great place to relax and rejuvenate!

Nikki’s Escape is the perfect Port A getaway beachouse!!! This home is beautiful inside and out, and completely accommodated our large group in every way. I love how close we were to the beach and you can even enjoy the ocean views from the house in multiple areas thanks to lots of large windows and balconies. There was plenty of space for our large group to eat, visit, lounge and relax while inside, and was also just a few minutes drive to all the best places on the island to eat, drink and shop! All the amenities made our stay super smooth and the house is modern, comfortable, spacious, conveniently located and is honestly everything you could ever want or need in a beautiful beachside place to stay! We didn’t want to leave, and will definitely be back again and again!

Our family had such a wonderful week! Thank you so much the owners for sharing this wonderful home with our family! We had a mini family reunion. We have family that live in Port A and our family (kids, grandkids, and one great grand) came for the 5 days. The home was just perfect for our family. My husband and I had the upstairs master so we had our own space. This home is the perfect floor plan for a large family. The mini kitchen with the extra fridge and microwave were an added bonus. The ice maker is the kitchen was also wonderful and saved us from buying ice. I just cannot express how comfortable this home was. None of us were ready to come home! Also the beach is close and within walking distance. The outside shower was used frequently with our group because we spent a lot of time at the beach. This home is equipped with everything you need and more!Again our family appreciated this home and the week we spent in Port Aransas so much and would recommend this house to anyone looking for a nice beach home to have a wonderful vacation!Thanks again to the owners for sharing their home with us !

It's a huge understatement to say that we enjoyed a lovely getaway here at Nikki's Escape. They could not have named this incredible home any better! The home itself is absolutely stunning....from the inside out! We loved that the area seemed completely safe and secure. It was so peaceful. We were never disturbed - day or night. The best part is literally being steps away from the beach! The coast is so close to the house that you didn't have to pack a lunch....you could just head back to the house for a quick bite and head right back out to the sun and sand. There is NO doubt - we will be back!!!! This home is great for a large family, or a few smaller families. It is great for a group of friends getting together for a getaway. The home was built to accommodate a get together. It has a fantastic wide open upstairs space to conversate and partake in a cocktail hour and cook/bbq if planning to do so. The outdoor seating arrangements are lovely, as well as the outdoor balcony upstairs where you can see and hear the waves crashing. I cannot say anything negative about this home. It was super clean. It had all new modern furnishings. I now have kitchen envy AND bathroom envy since visiting. Do yourself, and your guests a favor and come for a week, two weeks or just a weekend. We had an incredible relaxing and seamless visit! Nikki's Escape is where it's AT! Thank me later. :)
