Welcome to The Porches, this exquisite five-bedroom, five-and-a-half bath brand new custom-built home, is located in the family-friendly neighborhood of Royal Dunes. This coastal masterpiece of a home is complete with a private heated pool, an elevator, one full bath that is wheelchair accessible, a golf cart for your entire stay, and absolutely breathtaking Gulf views from the upper porches.
The fabulous first level has two bedrooms, two full baths, a living area, and a small kitchen, and a washer & dryer for your use.  BD1) The bunk room features one bunk with a twin over a queen, a twin over a twin, a smart TV, and plenty of built-in drawers and hanging space. BA1) The ensuite full bath has a tiled tub/shower combo and a vanity with dual sinks. BD2) This guest room has a king bed, a closet, a chest, and a smart TV. BA2) This full bath has a gorgeous walk-in shower and a vanity with a sink. It shares an alcove with BD2, and is also accessible to the living/rec room area.
The living area has plenty of seating with a plush sectional sofa, a side chair, and a smart TV with high-speed Wi-Fi, to keep you connected.
The small kitchen has a regular-size refrigerator, dishwasher, microwave, and a Scotsman Top Hat ice maker. Step outside to the gleaming private pool. Here you will find a propane five-burner grill, great to cook up a little snack while you lounge and entertain your family and friends.
The splendid second level has three bedrooms, three full baths, a sitting area, a laundry room, and a coffee bar with a Keurig coffee maker.
BD3) This guest room has a queen size bed, a smart TV, and a private door to the porch. BA3) The ensuite bath is wheelchair accessible, it’s complete with a tiled walk-in shower with rails and a hand-held shower head, wheelchair accessible vanity with a sink, and a closet.
BD4) This guest room has a Queen bed, built-in drawers and hanging space for clothing, and a smart TV. BA4) The ensuite full bath has a beautifully tiled walk-in shower and a vanity with a sink.
BD5) The master bedroom is timeless with a four-poster iron king-size bed, a chest, and a smart TV. Walk out the private exit to the porch, and step back in time as you sit on the porch swing and take in the Gulf water view. BA5) The ensuite master bath is very impressive with the decoratively tiled walk-in shower with two shower heads and one rainwater style shower head, a lavish soaker tub, a vanity with dual sinks, a closet, and a private toilet area.
The sitting area has a sofa and two side chairs, the perfect room to read or enjoy just visiting with guests. There’s also a door to the delightful porches outside.
The Third floor Treasure is just that, an awe-inspiring open-concept design that is sure to please. The inviting living area boosts ample seating with a plush sofa, a matching love seat, two side chairs, a smart TV, and after a long day at the beach in late fall, fire up the gas fireplace.
The massive dining table will comfortably seat ten, with seating for four more at the kitchen island.
The kitchen is positively perfect for the home chef, with state-of-the-art stainless steel appliances, two dishwashers, double ovens, gas cook top, are just a few of the many special features in this fully equipped space. For the mixologist or the wine Sommelier in the group, a Scotsman nugget ice machine, a wine chiller, a Margaritaville machine, and everything you need from glasses to corkscrews.
There are doors that lead out to the porches on both ends of the room, which leads to the “name” of the home. The Porches are in abundance here, and they go all around the house on both levels, two and three, enjoy Gulf water views, and easy summer breezes.
Watch the sun come up in the morning, and if you haven’t seen that big full moon rise up out of the ocean, you are missing out. It’s enchanting.
The Porches have been lovingly designed and decorated for the perfect relaxing family beach getaway. Personal touches and special little extras in this home will truly make you feel just that, “Special”…. You will definitely want to come back to “The Porches”….

Our family of 11 had a great time at The Porches. It was unanimous that everyone loved the house, might have been the most fun house we've stayed in since we began these reunions 10 years ago. Wonderful location on the island and just across from boardwalk to the beach. Life in Paradise was very responsive to any questions we had. Would highly recommend this house for a vacation destination.

This home was the perfect beach house. We loved our stay and it was great for small children. The home had everything we needed and more. We loved the privacy of the private pool and easy access to the beach. Having our rentals already absolve saved us so much time and headache. We are already planning on returning!

My families stay at the porches was excellent!!! Beautiful ocean view from the balconies. The home had everything we needed to cook dinner for a large family. This home accommodated 11 of us so comfortably! We hope to be back soon!

This was the best house we have stayed in in all of our years going to Port Aransas. The accommodations were top notch and the layout of the house was great for our family of 14. Easy access to the beach as we were the closest house to the boardwalk and we loved that we could see the beach from the main floor. The house had everything we needed and our own pool was great! Life in Paradise was very easy to work with and made the check in/out process hassle free. We will be back!

We spent a fun weekend with friends at this beautiful beach house. We enjoyed everything from the heated.pool, well equipped kitchen with water view to the awesome wrap around porches. The beds were comfortable, and you had your choice of different kinds of pillows to sleep on. The cute coffee bar and library bookshelves were a nice touch. The owners obviously put a lot of thought and attention to detail into this home. The location to the beach couldn’t be beat, just a short walk across the boardwalk. A great choice for your Port A vacation!

Came for a family stay, and oh what a fabulous choice it was. The views from this home are simply amazing, and the owners have thought of everything a guest could want in a beach rental property. Having the elevator and the ADA bathroom & bedroom worked out perfect for my elderly mother. We will definitely book again in late summer when weather is warmer.

I recently stayed at The Porches with my extended family, and we had a fabulous time! There were 9 of us and there was enough space for everyone. The 3 bedrooms on the second floor are all spacious and have their own bathrooms. The main bathroom is amazing! Two of the bedrooms on the second floor have a door that opens to the porch and there is even a swing outside one bedroom. A great way to watch the sunrise with your morning coffee! There’s a coffee machine on this floor so you don't have to go to the kitchen to get your day started.The first floor has a great space where our younger family members stayed. They loved the bunk beds and the 2 full bathrooms made sharing the space easy. They used the TV’s here to connect their electronics and had a blast. The kitchen and living area are on the 3rd floor with great views of the beach. The porch on the 3rd floor was also a great place to watch the sunrise with coffee. The kitchen was incredibly well equipped with everything you could ever need to cook for your group! There were 2 ovens and 2 dishwashers so cleanup was a breeze. We really appreciated having a dedicated ice machine, a wine chiller and the Margaritaville machine here as well. They’ve truly thought of everything!The elevator was an amazing asset to the house and made getting groceries to the kitchen a breeze! The intercom made calling the kids up to dinner easy. The location of The Porches can’t be beat as you are right across the street from the walkway to the beach. This house is amazing, and the owners have included everything you could possibly need for your stay. You can tell they put a lot of thought into designing and equipping their home. I would highly recommend staying here for your vacation in Port Aransas. I’m looking forward to going back!

We recently stayed at The Porches and it is absolutely the best placed we have ever stayed in Port A! So relaxing to sit or swing on the porches and view the ocean. There is also a great view of the ships coming into the channel. The kitchen has everything you need and the fireplace is something to see! The rooms are big and beautifully furnished. We enjoyed the heated pool and loved our walks on the beach. The boardwalk is right there! Highly recommend to anyone as we will be repeat customers.
