This 4BR/4BA, three-story home boasts plenty of living space and Gulf views throughout and is just two houses down from the boardwalk that leads to the beach. Resort-style amenities in this neighborhood also include two sparkling shared pools. Professionally decorated, the stylish floor plan features hardwood floors, exquisite granite countertops, and high ceilings. Enjoy beautiful Gulf vistas from all four outdoor spaces and three of the bedrooms. *Must be able to walk upstairs, no elevator* The ground-floor suite offers added privacy with a separate entrance, a bunk room (BR1) with two sets of custom-built Twin over Twin bunk beds and a luggage rack. The bathroom is comprised of a vanity and a large tile and pebble shower with a glass door. The living area offers comfy seating with an armchair and plush sectional, which also converts to a queen sleeper. Affectionately known as the Flying Cloud Bar, this space includes a 60” TV, bar seating for two, and a wet bar with a fridge and sink.
On the second floor, you’ll find even more space to entertain in the second living area, complete with a sectional sofa, armchair, and 50” TV. Take your morning coffee out onto the balcony to enjoy the ocean breeze. Detailed with gleaming granite countertops and a full suite of appliances, the well-appointed kitchen offers plenty of space to prep meals and comes equipped with dishes, a regular drip coffee maker, basic pots, pans and utensils. The double sink is surrounded by a wall of windows. Sit down to dine at the large table with seating for eight, and four stools at the breakfast bar. The laundry room sits off of the kitchen area. Make use of the full-size washer, dryer, sink, iron and ironing board during your stay. High ceilings soar in the second-floor master suite (BR2), which features a King bed, 50” TV, luggage rack, nightstands, chest for your beach attire, desk for working from home, private balcony, and a private bathroom with a walk-in shower with glass door and soaking tub.
On the third floor, two more bedrooms each offer direct access to the upper balcony with seating and sweeping Gulf views. The third bedroom (BR3) contains two Twin beds, each with trundles and a 42” TV, nightstands, closet and access to the balcony. The fourth bedroom (BR4) is appointed with a Queen bed, matching chair, nightstands, closet, 36” TV, and an en-suite bath with a walk-in shower with a bench. A guest hallway bathroom on this floor is configured with a vanity and a walk-in shower with a bench.
The large deck off the living area provides four Adirondack chairs and side tables with partial Gulf views. On the ground floor, you’ll also find a convenient outdoor shower. EXTRA AMENITIES & DETAILS As part of the community at Royal Sands, you’ll enjoy luxurious resort-style amenities, including two shared year-round pools and a private boardwalk to the beach. In-home amenities include complimentary Wi-Fi, Netflix access with your own account*, a washer/dryer, and parking for four cars in the driveway. Spend sun-soaked days relaxing on the beach, swimming, and building sandcastles. 0.2 mile walk to the beach by way of the boardwalk, 3.5 miles to restaurants, shops and nightlife, 5.3 miles to the Marina for fishing and dolphin charters. For miles of shoreline and wide, sandy beaches, make your way down to Mustang Island State Park.

Overall

this is a very large home with multiple very much, the mattresses are all very comfortable, especially the master bedroom. On the constructive criticism side, there is no closet space for hanging clothes at all on the first floor, and in the master bath one might want to take note of that. Also, a strange floor plan has the master bath separated from the master bedroom, and thus that bath also functions as the only downstairs main floor bathroom. A bit strange. The only other issue is that the television, cable and streaming system in the main entertainment area does not function fully, and the instructions contained in the house. Book are out of date and not relevant to the actual equipment which is there. All I know this is a great property for a family gathering with children especially. The very lower floor is well set up for adolescents to enjoy space away from their adult overseers!

We stayed over Thanksgiving holiday and the house was wonderfully equipped for us to cook and sit down and have dinner. Great location, golf cart is a plus and management was super responsive and great! Will stay again.

Port A Family Vacation

Perfect for a large family Port A beach vacation! Our three generations enjoyed the house, which was perfect for our group of 12. The house has beach and ocean views and is very close to the boardwalk for either walking or buggy access. Up early for beach exploring and tent set-up, after breakfast spent the day at the beach until early afternoon, back to the house for lunch, then kids enjoyed the pool before we would head out for dinner, and ended the day with some nighttime crab hunting. All around wonderful family vacation!

We try to visit Port A every summer, and this year did not disappoint. The space is perfect for 2 families. We appreciated that the golf cart was on the property already and all we had to do was pick up the key. The house was immaculate. The grill was full of ash however and had to be emptied before using. We were thankful there were nonstick griddle/skillets to cook breakfast this time. We brought our own dish towels - just wish there old towels to use in the kitchen. Anything is better than none. All in all, we're made great memories and will book again.

Our intention of vacation was to spend some quality family time away from the distractions of life and the business of our children (College and HS age) The house and location allowed us to do just that. There is not a lot of commercial business - we spent time together at the pool, cruising the beach and playing cards every night.Overall our experience was positive. The value was good.

This home is beautiful. The neighborhood is about 5 miles south of town of Port A. The walk to the beach is about 150 yards. The house is well appointed and has a great layout for large groups/families. There are plenty of pans, dishes, glasses, utensils (though you should bring your own knives). There is a blender and 3 coffee makers included, a keurig, a toaster. The kids loved the downstairs area and it is a great place to let them have their own area to stay up late. The decor and furnishings were lovely and really had a `beachy` feel. I would recommend getting a golf cart for hauling things to the beach. Overall we loved our stay at this house and would definitely return.

Beautiful home with enough space for 10 adults and 4 babies! The living area was just perfect for everyone to gather around during breakfast and dinner time. The boardwalk which is golfcart accessible is a short half block from the home and with our golf cart getting to the beach was a breeze! The house was very clean. The rooms spacious and the bathrooms were very elegant and well appointed. There is an electric grill on the main floor balcony but we could really figure it out. All in all, we 100% recomment this home and look forward to coming back next year!
