This Beautiful Royal Sands home has beach access, 2 neighborhood pools, Gulf views, and 2 living areas. The elevator is accessible to all floors. It is activated upon request for handicap purposes only.
The 1st floor consists of 2 bedrooms (BR1- Queen size bed, BR2- 2 sets of Twin Bunk Beds), surround sound wired family/living room with couch, chair with ottoman, TV, plus laundry room with washer/dryer and sink & garage. Sit on the back patio and enjoy the ocean breeze.
The 2nd floor has a main living area with sofa, loveseat, chair with ottoman, TV, dining, kitchen with long breakfast bar with 7 barstools & walk-in pantry, stainless steel appliances, and dining table with seating for 8.. Beautiful hardwood floors, quartz countertops with 3 bedrooms (BR3- Queen bed, BR4- Queen bed, BR5-2 Twin beds) & a full bath. Step out onto the large outdoor deck for morning coffee and an additional area for gathering and entertaining.
The 3rd floor has a Master Suite (BR6) with a king-size bed including a separate sitting area, walk-in closet, custom ensuite bath with separate tub and stand-alone shower, kitchenette with mini-fridge, sink, and coffee maker. Sip your evening glass of wine on the great outdoor balcony that overlooks the pool with Gulf views.

House was so nice. Plenty of room for 14 people. Everything was perfect. If we're in the area again we'll be staying here. The golf cart was a great addition too

Great Spot for Large Family

This house has great views and plenty of space. We had plenty of room for the 12 of us. It is a 3 story house and it has an elevator which came in great for my parents (my mom recently had back surgery). We really enjoyed sitting on the patio. It is close to mile marker 39. It was clean and lots of dishes, pots, pans, etc. for cooking. We look forward to coming back!

LOVE This Place!

Perfect house for our group, family w adult children and grandchildren, 10 1/2 total. Plenty of space, everyone had their own space and then some! The kitchen (well stocked), kitchen island, and large dining table were perfect place to gather, eat, and play board games. We are renting again same time next year! Suggest and worth renting extra golf cart for your stay (they will deliver to house for $20)! Really glad we did, gave more flexibility going to and from beach with group. Great stay! Thank you!

Large House

The house is great for a large family. There is plenty of room for meals and sleeping. The only thing we need more of was parking, but we made it work. The property manager was very easy to work with.

We had several families and needed lots of rooms, not just beds, and this house was perfect. The view from the top balcony was great! The walk to the beach only takes a few minutes but we had a golf cart this time around and it made it even easier to tote all the gear and everyone back and forth. The management company was very friendly and accommodating. Would definitely recommend staying here!

The is a great place!! The house was well appointed with plenty of room for a large crowd. The elevator was a huge draw. It allowed my mother in law easy access to the whole house. I would definitely rent here again.

Everyone couldn’t say enough good about the place!! And I have a pretty picky family.They raved about the kitchen,(We did a lot of cooking.)Location, air conditioning, fans, decks, patio,bedrooms, showers. I’m sorry about the trash pickup calls. I understand now why check in is at 4:00. There’s definitely a lot to clean and your staff is amazing and very understanding!!! Can’t wait to get back there. Ann

Great location, wonderful house

Our large group loved this house. The location was walking distance to mile marker 39 across a beautiful boardwalk but the golf cart was so nice to have. (Go ahead and rent it all the days.) The kitchen and pantry are a great size with many items to use. The large table was very nice. The three level accommodated many families. We felt like we weren’t on top of one another. The only downfall is the main living area. It’s just a bad design and awkward. There is nothing to do to fix it. We loved this property and it’s proximity to the pool and garage access. It was more than we imagined. Can’t wait to stay here again.

This was a great house for our group of 10! It was wonderful to have a full bath on each floor, lots of outdoor deck space, and more. The chairs for the kitchen table were really wobbly, and we had to bring extra toilet paper. Other than that, it was great! Awesome location, ample space, and easy property management to work with. I would recommend either extending the golf cart rental or buying a permit to drive on the beach. Makes life a lot easier.

Great house, best vacation

This house was great for our needs. Lots of sleeping areas for everyone in our group. A short golf cart ride down to the beach. A nice big open room for game nights and movie watching and dinner. We loved it.

The house was just what we were looking for! We have a big family and everyone had their own space. We had people playing games while others were studying! The house was clean and everything was in perfect working order. The management service was excellent and Josh answered all my questions as soon as they were asked. I would definitely recommend this property - it is close to the beach and in a quiet community.

I want to give the staff a Life in Paradise an A+ for everyting they did to make our stay enjoyable. Below are some of my keypoints with the property good and needs work.
Good
6 Bedrooms and alot of space!
Big kitchen and Table.
Clean (except a bottle of vaseline under one of the couches)
Great community! My Son and I fished the ponds and caught a ton of big fish! Tillapia, Bass, Perch,a snakehead and turtle. We used frozen shrimp.
Boardwalk was awesome!
3rd floor does have a slight view of beach
Elevator for those who have issues with stairs.
TV in every room
I recommend this location for families.

Needs Work:
The 3rd and 1st floor showers had issues. Both handles for the shower head came off. We had to be creative in order to get them to work. The first floor shower is handicap, so there are leaks past the shower curtain. Make sure to place a towel down. We message this to Life in Paradise.
1st floor king size bedroom was a little warm and the matress was xtra firm (that could be a plus or negative)
1st floor patio furniture needs some help.
Living room is a little small, but we made if work for 9 of us.

Excellent visit. Easy access and stocked with all necessities. Comfy beds and ample parking. Be sure to reserve your included day of golf cart use. We were never able to obtain one during our stay.

We have started a tradition to go to the beach for the past 6 years and love every moment of it and honestly this has been the best house so far, we really want t than you and can’t wait to go back , the 5 days that we spend there were amazing,, The house is amazing and every room was perfect for each member of the family ,, we have so many kids so it was really good to see that there were really comfortable and happy to be there . We enjoyed a vacation at this sweet large home near the beach in Port Aransas. We have a couple of issues with how it is advertised. 1. The golf cart is advertised as being included. It is NOT. It is a rental. 2. It advertises an elevator. The elevator is turned off. You can’t change the layout of the house, but if you could, you would want one more bathroom.
